The Space This modern single-story home offers a comfortable and functional layout designed for relaxing after a day on the river. The open-concept living area features plenty of natural light and flows seamlessly into the fully equipped kitchen with ample counter space and seating for casual meals. The home includes three well-appointed bedrooms and two full bathrooms, providing space and privacy for families or groups. The primary bedroom features an en-suite bathroom, while the additional bedrooms are conveniently located near the second bath. Step outside to a private fenced backyard with a covered patio, perfect for morning coffee or evening downtime. Driveway parking is available for guests (garage is not accessible). Clean, modern, and thoughtfully laid out—this space is ideal for short getaways or extended stays near the Colorado River.

Please read the additional rules before booking. PETS Small dogs only, with prior approval. A $100 pet fee per pet, per stay applies and must be paid before arrival. Two dogs max, must not be left unattended unless crated, no pets on furniture. BBQ GRILL Please note that the BBQ Grill is a smoker powered by pellets and NOT a Propane or Gas BBQ Grill. PARKING You're welcome to use the driveway to park as well as the street. Unfortunately, no garage access at this time. QUIET HOURS It's a big property with neighbors a good distance away, however quiet hours from the city begin at 10pm until 7am every day. OCCUPANCY For our short term rental permit with the city, UNDER NO CIRCUMSTANCES can there be more than 8 people on the property at ANY given time. The reservation will be cancelled with NO refunds. Upon booking to rent and stay at this property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the property owner and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the property.

It's our utmost goal to make sure our guests have a great stay and want to return every year! Though it's not the fun part of opening our home, we do have rules for both the home and community that are important to be followed. NO SMOKING PARTIES Absolutely no parties or large gatherings of unregistered guests. No drug use and please drink responsibly. GUESTS NO UNREGISTERED GUESTS. Please notify the host if you'd like to add any additional guests to your reservation. THE HOME HAS A 8 PERSON MAXIMUM OCCUPANCY. Violating this will result in cancellation of your reservation with no refund. PETS Small dogs only, with prior approval. A $100 pet fee per pet, per stay applies and must be paid before arrival. Two dogs max, must not be left unattended unless crated, no pets on furniture. QUIET HOURS No excessive noise, music, or rowdy behavior. Disturbances to the neighbors will not be tolerated. The city has STRICT quiet hours that begin at 10:00 PM - 7:00 AM. AIR CONDITIONING / HEATING: We want our guests to be comfortable at all times and the thermostats CANNOT be set below 70 degrees. Doing so won't cool the house faster and will result in the units freezing up and not working. EARLY/LATE CHECK IN/OUT: We offer early check-in or late checkout whenever possible for additional fee. We’re happy to try to make that happen if we can! Just reach out! **Important Note** Safety is our utmost concern for guests staying in our home. Upon booking, you acknowledge the risks and assume all responsibility for your property and guests. This is not a party house. We want everyone who stays to have an amazing time but we also respect our community and neighbors as well. If you plan on bringing more guests than booked or have more visitors than discussed and agreed, we will simply cancel the reservation with no refund.
