Please read the additional rules before booking. HOA: - Trash day: Thursday. If you’re staying here, please put the trashcans out and place them back behind the gate as soon as possible. - Quiet hours: 10pm-7am. No loud music. - Pets MUST be leashed on the greenbelt and waste promptly disposed of. - Marina: Abide by no wake zone. - Leave ducks alone. - Fishing is catch and release with barbless hooks. - Do not park on sidewalks. Any violation of the HOA rules that results in a complaint or citation to owner will result in forfeiture of $500 deposit. PETS Dogs are allowed with a two pet max. Pet is $100 per pet. We require them not to be left unattended unless crated. No pets on the furniture and any hair/waste is picked up. PARKING You're welcome to use the driveway to park. Street parking is available as well as long as it doesn't block any driveways. The garage is available for use as well, and should fit two cars. QUIET HOURS It's a big property with neighbors a good distance away, however quiet hours from the city begin at 10pm until 7am every day. OCCUPANCY For our short term rental permit with the city of Bullhead, UNDER NO CIRCUMSTANCES can there be more than 12 people on the property at ANY given time. The reservation will be cancelled with NO refunds. Upon booking to rent and stay at this property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the property owner and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the property.

House Rules

HOA RULES Trash day is Thursday. If you’re staying at the property, please put the trash cans out and return them behind the gate as soon as possible after pickup. Quiet hours are 10 PM–7 AM. No loud music. Pets MUST be leashed while on the greenbelt, and all pet waste must be promptly picked up and disposed of. Please abide by the no-wake zone in the marina. Please leave the ducks and other wildlife alone. Fishing is catch and release only with barbless hooks. Do not park on sidewalks. Any violation of the HOA rules that results in a complaint or citation to the owner may result in forfeiture of the $500 deposit. PETS Dogs are allowed with a maximum of 2 pets. The pet fee is $100 per pet. Pets may not be left unattended unless they are crated. No pets are allowed on the furniture. Guests are responsible for cleaning up all pet hair and waste. PARKING Guests are welcome to park in the driveway. Street parking is also available as long as vehicles do not block any driveways or sidewalks. The garage is available for guest use and should accommodate 2 vehicles. QUIET HOURS This is a large property with neighbors a good distance away; however, city quiet hours are 10 PM–7 AM every day. OCCUPANCY Per our short-term rental permit with the City of Bullhead City, UNDER NO CIRCUMSTANCES may there be more than 8 people on the property at ANY given time. Violation of the maximum occupancy rule may result in the reservation being cancelled with no refund. LIABILITY By booking and staying at this property, the guest agrees on behalf of themselves, their family, guests, and invitees that they are responsible for the risks associated with their stay.
