Please read the additional rules before booking. PETS Dogs are allowed with a two pet max. Pet is $125 per pet. We require them not to be left unattended unless crated. No pets on the furniture and any hair/waste is picked up. POOL The pool and spa are not heated at this time. PARKING You're welcome to use the driveway to park. The garage is not available for use at this time. Please try to park all vehicles on the driveway. QUIET HOURS Quiet hours from the city begin at 10pm until 7am every day. OCCUPANCY For our short term rental permit with the city of Fort Mohave, UNDER NO CIRCUMSTANCES can there be more than 12 people on the property at ANY given time. The reservation will be cancelled with NO refunds. Upon booking to rent and stay at this property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the property owner and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the property.

HOUSE RULES - Quiet Hours: 10:00 PM – 7:00 AM - No Parties: Guest count must stay within approved limits - No Smoking anywhere on the property - No Glass by the Pool (Safety First!) HOT TUB / SPA USE - The spa can be heated year-round and is available for guest use - Additional fees will apply for any misuse or damages EARLY CHECK-IN / LATE CHECKOUT * Available when possible, for an additional fee * Please contact us a day or so before your arrival to check availability COMMUNITY & PROPERTY INFO * Security Cameras: 3 cameras facing the front yard and driveway, 1 camera on each side yards; 1 camera on the pool equipment NOTE - Cameras are outward-facing only and do NOT record interior spaces. Recorded video and audio when motion is detected and for 30 seconds after. *1 Camera in the backyard that is disabled during guest stays. *Cameras in the RV garage where guest access is prohibited. No Garage Parking: Converted into a game room Driveway Parking: Plenty of space available, If your vehicle leaks oil, please park on the street. You will be charged for oil removal. Do not park on the artificial turf Note: The road in front of the property is on a slope but boats and toys are easily parked in front of the house. Located in a gated community. A special code will be given to you the day of your arrival. Please contact the host immediately upon arrival with any issues or concerns so we can address them promptly. IMPORTANT NOTE *not fun but has to be said* If you're planning to invite extra guests or host a party, this is not the house for you. We are part of a close-knit neighborhood of full-time residents who value peace and safety.
