Relax in the open-concept living area, fully equipped kitchen, and dining space. Outdoors, enjoy a private patio with BBQ and outdoor seating. Ideal for family getaways or group stays!

Please read the additional rules before booking. PETS Dogs are allowed with a two pet max. Pet is $100 per pet. We require them not to be left unattended unless crated. No pets on the furniture and any hair/waste is picked up. PARKING You're welcome to use the driveway to park. The garage is not available for use at this time. EV CHARGING You're welcome to charge your EV while you stay for $20 per day (nearest charging stations are in Needles or Laughlin). This needs to be coordinated ahead of time! QUIET HOURS Quiet hours from the city begin at 10pm until 7am every day. OCCUPANCY For our short term rental permit with the city of Bullhead, UNDER NO CIRCUMSTANCES can there be more than 10 people on the property at ANY given time. The reservation will be cancelled with NO refunds. Upon booking to rent and stay at this property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the property owner and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the property.

House Rules

It's our utmost goal to make sure our guests have a great stay and want to return every year! Though it's not the fun part of opening our home, we do have rules for both the home and community that are important to be followed. NO SMOKING PARTIES Absolutely no parties or large gatherings of unregistered guests. No drug use and please drink responsibly. GUESTS NO UNREGISTERED GUESTS. Please notify the host if you'd like to add any additional guests to your reservation. THE HOME HAS A 10 PERSON MAXIMUM OCCUPANCY. Violating this will result in cancellation of your reservation with no refund. PETS Dogs are allowed with a two pet max. Pet is $100 per pet. We require them not to be left unattended unless crated. No pets on the furniture and any hair/waste is picked up. POOL/SPA No glass in the backyard or near the pool. There's plastic cups and dishware in the kitchen for you to use. Under NO circumstances are guests to touch the pool equipment. The equipment is under surveillance, but if you need assistance, please reach out to us! ABSOLUTELY NO FURNITURE IN THE POOL! QUIET HOURS No excessive noise, music, or rowdy behavior. Disturbances to the neighbors will not be tolerated. The city has STRICT quiet hours that begin at 10:00 PM - 7:00 AM. AIR CONDITIONING / HEATING: We want our guests to be comfortable at all times and the thermostats CANNOT be set below 70 degrees. Doing so won't cool the house faster and will result in the units freezing up and not working. EARLY/LATE CHECK IN/OUT: We offer early check-in or late checkout whenever possible for additional fee. We’re happy to try to make that happen if we can! Just reach out! **Important Note** Safety is our utmost concern for guests staying in our home. Upon booking, you acknowledge the risks and assume all responsibility for your property and guests. This is not a party house. We want everyone who stays to have an amazing time but we also respect our community and neighbors as well. If you plan on bringing more guests than booked or have more visitors than discussed and agreed, we will simply cancel the reservation with no refund.

We’ve been visiting the Colorado River for many years, and staying at Rio Vista has truly been the best experience we’ve had. The home was perfect for our family of seven—spacious, comfortable, and thoughtfully set up. Its location was ideal, just minutes from the river as well as shopping and restaurants. What impressed us most was how clean, inviting, and well-maintained the home was. The kitchen was fully stocked with everything we needed, which made family meals easy and enjoyable. Overall, our stay exceeded our expectations, and we couldn’t be happier. We would absolutely love to stay here again on our next trip!

First timer and Ryan made the experience so easy. Extremely responsive and helpful even making our furbaby feel very welcome (even when we didn't take our pup at the last minute). The house was perfect for 6 of us with plenty of space, clean and close to everything in Bullhead. We will definitely book one of Ryan's property's again.

This place was great, clean and organized.. we loved it we always go to Rotary Park for the summer and it was walking distance.. all the appliances were great.. we will be looking to see if this house is available again next time we come out to Laughlin. Thank You again..
