Please read the additional rules before booking. LOCATION: The home is directly connected to nature and the gorgeous Arizona desert. This means wildlife will be seen and has the possibility to make it onto the property. Safety is our utmost concern for guests staying in our home. The river currents as well as water temperature can be dangerous for children, adults and/or property. Upon booking, you acknowledge the risks and assume all responsibility for your property and guests. BOAT LAUNCHING: The community amenities are NOT available for use for our guests unfortunately. Nearest boat launching facilities would be Jack Smith, less than a mile away. POOL/SPA: The pool can be heated at or near 85 degrees from November 1st - May 1st for $100 per day (three day minimum). Because the overnight temperature in the winter can drop to the 30's or 40's, there is no guarantee of it being at 85 degrees exactly. No refunds or discounts will be given since the heating is included at no additional cost. QUIET HOURS Quiet hours from the city begin at 10pm until 7am every day. OCCUPANCY For our short term rental permit with the city of UNDER NO CIRCUMSTANCES can there be more that 16 people on the property at ANY given time. Though the house can comfortably sleep more, we are not able to host more than 16 guests. The reservation will be cancelled with NO refunds. Upon booking to rent and stay at this property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the property owner and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the property.

It's our utmost goal to make sure our guests have a great stay and want to return every year! Though it's not the fun part of opening our home, we do have rules for both the home and community that are important to be followed. *HOUSE RULES* POOL/SPA: No glass in the backyard, near the pool or down by the dock. Under no circumstances are guests to touch the pool equipment. The pool can be heated for $100 per day with a three-day minimum and must be coordinated prior to check in. QUIET HOURS: No excessive noise, music, or rowdy behavior. Disturbances to the neighbors will not be tolerated. The city has STRICT quiet hours that begin at 10:00 PM - 7:00 AM. PARKING: Respect the property lines, please NO parking on neighbor's property or blocking driveways. It will get towed. Keep bodies, equipment, and watercraft in beach areas in front of home only. Do not use neighboring docks. RV's can only be parked 48 hours. SECURITY CAMERAS: Guests shall not tamper with security cameras. There are six cameras on the exterior of the home only— one camera in the courtyard, two cameras on the front driveway one camera on the side of the house a PTZ camera on the back upper patio overlooking river and dock, and one on the flagpole facing towards the stairs, going down from the side of the house. All exterior cameras are to promote the safety and security of the guest and the house. SMOKING: No smoking or vaping in the home. If smoking outside, please do so away from doors and windows and dispose of any cigarette butts. GUESTS: NO UNREGISTERED GUESTS. Please notify the host if you'd like to add any additional guests to your reservation. THE HOME HAS A 14 PERSON MAXIMUM OCCUPANCY. PARTIES: Absolutely no parties or large gatherings of unregistered guests. No drug use and please drink responsibly. PETS: WE HAVE A SEVERE PET ALLERGY IN THE FAMILY. No pets, wildlife, or animals of any kind on the property at any time. Please do not feed the wildlife. Guests will be immediately assessed with a $500 fine for unauthorized pets and pets may be evicted. Guest is responsible to remedy any and all pet damages and the cost of remediation, including pet allergen remediation, flea remediation, and reimbursement to the owner for any refunds necessary to relocate or compensate for the relocation of future guests until remediation is completed. DAMAGE: Report any damage or malfunction to the host right away so that we can repair or replace the damaged item. AIR CONDITIONING / HEATING: The guest agrees that air conditioning shall not be set below 74 degrees and heat shall not be set above 85 degrees and that the fan shall be on the "Auto" setting. Doors and windows shall be closed when either heat or air conditioning is in operation. EARLY/LATE CHECK IN/OUT: We offer early check-in or late checkout whenever possible for additional fee. We’re happy to try to make that happen if we can! Just reach out! **Important Note** Safety is our utmost concern for guests staying in our home. We want everyone who stays to have an amazing time but we also respect our community and neighbors as well. If you plan on bringing more guests than booked or have more visitors than discussed and agreed, we will simply cancel the reservation. Any violation of the HOA rules that results in a complaint or citation to owner will result additional fees or damages to guest.
