Other Details to Note

Please read the additional rules before booking. HOA: - Trash day: Thursday. If you’re staying here, please put the trashcans out and place them back behind the gate as soon as possible. - Quiet hours: 10pm-7am. No loud music. - Pets MUST be leashed on the greenbelt and waste promptly disposed of. - Marina: Abide by no wake zone. - Leave ducks alone. - Fishing is catch and release with barbless hooks. - Do not park on sidewalks. Any violation of the HOA rules that results in a complaint or citation to owner will result in forfeiture of $500 deposit. PETS Dogs are allowed with a two pet max. Pet is $100 per pet. We require them not to be left unattended unless crated. No pets on the furniture and any hair/waste is picked up. POOL The pool is not heated at this time. PARKING You're welcome to use the driveway to park. Street parking is available as well as long as it doesn't block any driveways. The garage is available for use as well, and should fit two cars. QUIET HOURS It's a big property with neighbors a good distance away, however quiet hours from the city begin at 10pm until 7am every day. OCCUPANCY For our short term rental permit with the city of Bullhead, UNDER NO CIRCUMSTANCES can there be more than 12 people on the property at ANY given time. The reservation will be cancelled with NO refunds. Upon booking to rent and stay at this property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the property owner and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the property.

House Rules

It's our utmost goal to make sure our guests have a great stay and want to return every year! Though it's not the fun part of opening our home, we do have rules for both the home and community that are important to be followed. NO SMOKING PARTIES Absolutely no parties or large gatherings of unregistered guests. No drug use and please drink responsibly. GUESTS NO UNREGISTERED GUESTS. Please notify the host if you'd like to add any additional guests to your reservation. THE HOME HAS A 12 PERSON MAXIMUM OCCUPANCY. Violating this will result in cancellation of your reservation with no refund. PETS Dogs are allowed with a two pet max. Pet is $100 per pet. We require them not to be left unattended unless crated. No pets on the furniture and any hair/waste is picked up. POOL No glass in the backyard or near the pool. There's plastic cups and dishware in the kitchen for you to use. Under NO circumstances are guests to touch the pool equipment. The equipment is under surveillance, but if you need assistance, please reach out to us! ABSOLUTELY NO FURNITURE IN THE POOL! QUIET HOURS No excessive noise, music, or rowdy behavior. Disturbances to the neighbors will not be tolerated. The city has STRICT quiet hours that begin at 10:00 PM - 7:00 AM. AIR CONDITIONING / HEATING: We want our guests to be comfortable at all times and the thermostats CANNOT be set below 70 degrees. Doing so won't cool the house faster and will result in the units freezing up and not working. EARLY/LATE CHECK IN/OUT: We offer early check-in or late checkout whenever possible for additional fee. We’re happy to try to make that happen if we can! Just reach out! **Important Note** Safety is our utmost concern for guests staying in our home. Upon booking, you acknowledge the risks and assume all responsibility for your property and guests. This is not a party house. We want everyone who stays to have an amazing time but we also respect our community and neighbors as well. If you plan on bringing more guests than booked or have more visitors than discussed and agreed, we will simply cancel the reservation with no refund.
