Other Details to Note

Please read the additional rules before booking. LOCATION: The home is nearly completely surrounded by gorgeous Arizona desert. This means wildlife will be seen and has the possibility to make it onto the property. The backyard is completely gated but snakes, mice or bugs can still make it through. Please be careful, especially with children and pets. EV CHARGERS: There are two outlets in the air conditioned three car garage for you to charge your electric vehicle. Please note, we do not provide charging cables for them. POOL/SPA: The pool will be heated at or near 85 degrees from November 1st - May 1st at no additional cost. Because the overnight temperature in the winter can drop to the 30's or 40's, there is no guarantee of it being at 85 degrees exactly. No refunds or discounts will be given since the heating is included at no additional cost. QUIET HOURS It's a big property with neighbors a good distance away, however quiet hours from the city begin at 10pm until 7am every day. OCCUPANCY For our short term rental permit with the city of Bullhead City, UNDER NO CIRCUMSTANCES can there be more that 17 people on the property at ANY given time. The reservation will be cancelled with NO refunds. Upon booking to rent and stay at this property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the property owner and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the property.

House rules

It's our utmost goal to make sure our guests have a great stay and want to return every year! Though it's not the fun part of opening our home, we do have rules for both the home and community that are important to be followed. NO SMOKING PARTIES Absolutely no parties or large gatherings of unregistered guests. No drug use and please drink responsibly. GUESTS NO UNREGISTERED GUESTS. Please notify the host if you'd like to add any additional guests to your reservation. THE HOME HAS A 17 PERSON MAXIMUM OCCUPANCY. PETS Pets are allowed with a two dog max for $150 pet fee per pet. POOL/SPA No glass in the backyard, near the pool. Under NO circumstances are guests to touch the pool equipment. The equipment is under surveillance, but if you need assistance, please reach out to us! QUIET HOURS No excessive noise, music, or rowdy behavior. Disturbances to the neighbors will not be tolerated. The city has STRICT quiet hours that begin at 10:00 PM - 7:00 AM. SECURITY CAMERAS: Guests shall not tamper with security cameras. There are two security cameras on the exterior only. One doorbell camera and one front driveway camera. AIR CONDITIONING / HEATING: There are five air conditioning units throughout the property. All of them CANNOT be set below 68 degrees. Doing so won't cool the house faster and will result in the units freezing up and not working. EARLY/LATE CHECK IN/OUT: We offer early check-in or late checkout whenever possible for additional fee. We’re happy to try to make that happen if we can! Just reach out! **Important Note** Safety is our utmost concern for guests staying in our home. The river currents as well as water temperature can be dangerous for children, adults and/or property. Upon booking, you acknowledge the risks and assume all responsibility for your property and guests. This is not a party house. We want everyone who stays to have an amazing time but we also respect our community and neighbors as well. If you plan on bringing more guests than booked or have more visitors than discussed and agreed, we will simply cancel the reservation.
