House rules

No glass in the backyard, especially near the beach. Quiet hours: 10pm-7am. Please remember the home is directly connected with nature. Please respect the landscaping and natural beauty. UNAPPROVED GUESTS This is not a party house. We want everyone who stays to have an amazing time but we also respect our community and neighbors as well. If you plan on bringing more guests than booked or have more visitors than discussed and agreed, we will simply cancel the reservation. Many have lost their lives or property by not respecting the river and we don't want that to happen. PETS We allow dogs only, two max. Must not be left in the house unattended unless crated and all hair and waste picked up. We also have a $100 pet fee per pet as well. **Important Note** Safety is our utmost concern for guests staying. The river currents can be dangerous for children, adults and/or property. Upon booking, you acknowledge the risks and assume all responsibility for your property and guests. EARLY CHECK IN/LATE CHECKOUT We offer early check-in or late checkout whenever possible. Both options are available with a fee and we’re happy to try to make that happen if we can! Just reach out a day or so prior to your arrival and we’ll let you know if the dates or our cleaners can swing it!

Our home comes with additional things to note of importance for safety: 1. The Colorado River is a flowing body of water. Swimming or jumping off the dock can lead to getting pulled out to the current. Please keep an extremely close eye on children. 2. You're more than welcome to use the ski float or dock to park your boat. Word of caution: with the varying water levels and current, leaving it overnight is at your own risk. 3. Please keep an eye on children along the different patios and decks. 4. Being that the house is directly connected with nature, water bugs are typical for waterfront homes. Please be mindful of keeping the doors closed to avoid allowing these harmless bugs in the house. They come out at sunrise and sunset and to a non-local can be overwhelming. But they are perfectly safe!

This place was perfect for our family trip. Clean, spacious and just felt at home. Ryan was very prompt in answering our questions and would periodically check in to see if all was OK. We had a great experience and looking forward to coming back!!

Ryan was a great host, very friendly and responded quickly to any questions. The house was perfect and we felt completely safe and at home. Our trip was to relax and that’s exactly what we did. I will definitely rent this home again for summertime fun and winter relaxing trips
